Week 4 of Rehab
Most Complicated Closing
The National Speleological Society(NSS) needed a new headquarters. There were a number of members who wanted to see the NSS move out of Huntsville, Alabama. But that would have meant that a number of people would have lost their jobs and would have required them to retain a new volunteer base. It was a HUGE battle. Luckily, I found the PERFECT property for them right down the street - The Shriners facility. We went contingent on 3/11/2011 and closed in December 2011. It took a lot of careful negotiations and research to get to the contingent stage - some NSS members did not want to buy it and some Shriner members did not want to sell. We also had to get it rezoned. Asking price was $1.95M. Sold price was $1.75M.

Fire Damaged Rehab
Purchased for $140,000. On 15 acres at the end of cul-de-sac overlooking river (which you could not see from house because of woods and brush). Had fire damage. Rehabbed for $120,000 and staged it. Sold in 7 days (2013) for $355,000 cash - with multiple above asking price offers. Listed for $349,900.
